The basis is the range of 1,800 – €3,500 per m² of floor area for pure construction costs published by the German Association of Private Building Owners — excluding plot, outdoor works and ancillary costs.

For pure construction costs, the Association of Private Building Owners quotes 1,800 – €3,500 per square metre of floor area (as of 07/2026). A 140 m² house therefore lands — depending on finish — roughly between 252,000 – €490,000. Plot, outdoor works and ancillary costs come on top.
